1. A categorisation of AI image uses from lowest to highest risk
2. Which uses materially alter a buyer's perception of the property
3. Disclosure language for each category
4. Where the disclosure must appear — on the image, in the
   remarks, or both
5. What must never be altered: structural elements, defects,
   views, boundaries, anything the buyer is buying
6. A pre-publication checklist
7. What to retain as a record of the original image

Mark all specific requirements as [VERIFY AGAINST STATE LAW AND
MLS RULES] — several jurisdictions now legislate this and the
requirements differ. California's disclosure requirement took
effect in January 2026 and others are following; confirm current
requirements for your state before publishing.
