2. Any reference to race, colour, national origin, religion, sex,
   disability, or any locally protected class — including coded,
   historical, or euphemistic terms
3. Any reference to schools, churches, temples, mosques, or named
   community institutions
4. Any characterisation of the neighbourhood, its residents, its
   safety, or its "feel"
5. Any "perfect for" / "ideal for" / "great for" construction
   applied to people rather than uses
6. Any accessibility language that could deter or exclude
7. Any statement about who does or does not live in an area
8. Any term with a discriminatory history, even where the current
   usage is innocent

For each finding:
- Quote the exact phrase
- Explain the specific problem
- Give a compliant replacement that preserves the marketing value

Then give an overall assessment: publishable as-is, publishable
with the noted changes, or requires rewriting.

Be strict. Flag borderline cases. A false positive costs me thirty
seconds; a miss costs me a complaint.
