Build a closing preparation package for my client.

4. Documents they will sign, described in plain language
5. Questions to ask before signing
6. What happens immediately after
7. Post-closing tasks with timing
8. What to keep and for how long

Rules:
- Plain language throughout
- Do not state any legal effect of any document — describe what it
  is for and mark [ATTORNEY / CLOSER TO EXPLAIN]
- Do not supply figures, wiring details, or requirements I have
  not given
- Include a prominent wire fraud warning: verify all wiring
  instructions by phone using a number obtained independently,
  never from an email
